Orinda Condos & Townhomes

Orinda offers one of the smallest and most exclusive condominium and townhome markets in Contra Costa County. Unlike neighboring Walnut Creek, Lafayette, and San Ramon, Orinda has relatively few attached-home communities, making available inventory limited and highly sought after. Buyers searching for Orinda condos for sale or Orinda townhomes are typically looking for a low-maintenance lifestyle without sacrificing the award-winning schools, natural beauty, and exceptional quality of life that have made Orinda one of the East Bay’s premier residential communities.

Conveniently located along the Highway 24 corridor, Orinda offers direct BART service to Oakland and San Francisco while maintaining the feel of a quiet residential community. Downtown Orinda centers around Theatre Square and the historic Orinda Theatre, where residents enjoy locally owned restaurants, coffee shops, boutique shopping, community events, and a weekly farmers market. The city is surrounded by parks, open space, hiking trails, and rolling hills, making it especially attractive to buyers who value both outdoor recreation and commuter convenience.

Brookwood Condominiums provide one of the few opportunities to purchase an entry-level home in Orinda. Located close to downtown and BART, Brookwood appeals to first-time buyers, professionals, and downsizers seeking a convenient location with easy access to shopping, restaurants, and transportation. Because inventory is limited, Brookwood homes rarely remain on the market for long.

The market in Orinda remains one of the most supply-constrained markets in the East Bay. During the past two years, only 20 condominium and townhome sales were reported, illustrating just how limited opportunities are for buyers looking specifically for attached housing. Sale prices ranged from $450,000 for smaller Brookwood condominiums to $1.8 million for luxury townhomes, with an average sale price of approximately $1.16 million and a median sale price of $1.37 million. Homes averaged approximately 1,919 square feet, with an average sale price of $609 per square foot and a median of nearly $588 per square foot. The typical home spent just 29 days on the market, while half of all sales occurred in 18 days or less, reflecting continued buyer demand whenever inventory becomes available.

The market naturally falls into two distinct price categories. Brookwood condominiums generally sold between approximately $450,000 and $560,000 over the past two years, providing one of the most affordable entry points into Orinda homeownership. At the upper end of the market, Orindawoods continues to command premium pricing, with most recent sales ranging from approximately $980,000 to $1.8 million depending on size, location, views, and updates. Recent sales reached as high as $832 per square foot, illustrating the premium buyers continue to pay for well-located, updated homes within the community.

One of the defining characteristics of Orinda’s condominium market is stability. Because there are so few attached homes available, inventory remains limited throughout most of the year. Buyers looking to remain in Lamorinda, downsize from larger homes, or relocate into Orinda specifically for its schools and community amenities often compete for the same properties. This limited supply has historically helped support strong property values and consistent buyer demand regardless of broader market fluctuations.

For buyers seeking low-maintenance living in one of Contra Costa County’s most prestigious communities, Orinda offers an exceptional opportunity. While the selection of condominiums and townhomes is much smaller than in surrounding cities, the communities that do exist provide spacious floor plans, attractive amenities, outstanding commuter access, and a quality of life that few East Bay communities can match.
