Recent examples included Unit 712, which closed for $425,000 in May 2026, Unit 602 at $469,000 in February 2026, Unit 1212 at $512,000, Unit 1103 at $549,000, and Unit 1402, which sold for $635,000. These homes generally ranged from approximately 700 to 945 square feet, making them noticeably larger than many newer urban condominiums being built today.

Perhaps the biggest story among one-bedroom sales is the wide variation in pricing. Price per square foot ranged from approximately $543 to nearly $787. That spread illustrates how much buyers value upper-floor locations, desirable views, updated interiors, and premium orientations within the building. Two homes with nearly identical floor plans can sell for dramatically different prices simply because one sits several floors higher or enjoys unobstructed western views.

The two-bedroom market has been equally impressive. Buyers seeking additional office space, guest bedrooms, or simply larger living areas have continued to support pricing throughout the building. The highest sale during the period occurred in April 2024 when the three-bedroom Penthouse Unit 1501 sold for $1.62 million. Measuring over 2,000 square feet, the residence represented one of the finest homes in the building, offering expansive living areas and some of the most impressive views available in Jack London Square.

One trend that stands out after reviewing recent sales is how little inventory actually becomes available. Eighteen sales over a two-year period averages fewer than one resale each month. For a building of this size, that suggests many owners are choosing to stay put. Limited inventory often creates opportunities for sellers because buyers specifically searching for The Ellington may wait several months for the right floor plan or view to come onto the market rather than purchasing elsewhere.

Another interesting trend is the consistency of buyer demand across different price points. Entry-level buyers continue to purchase one-bedroom residences, while higher-end buyers remain willing to pay premium pricing for exceptional penthouse homes. That broad buyer pool helps provide stability during changing market conditions because demand isn’t concentrated in just one segment of the building.
