Livermore has managed to grow without losing its character. While many East Bay communities have become almost entirely suburban, Livermore still feels like a city with its own identity. It’s a place where residents spend Saturday mornings at the farmers market, meet friends for dinner on First Street, visit local wineries on the weekend, and gather every June for one of California’s oldest rodeos. That sense of community is one of the biggest reasons buyers who move to Livermore often end up staying for years.
Downtown Livermore is one of the city’s biggest attractions. Centered around First Street, the historic district has transformed into one of the East Bay’s most enjoyable destinations. The area is filled with locally owned restaurants, coffee shops, wine bars, breweries, boutique shopping, art galleries, and entertainment venues. Outdoor dining lines the sidewalks throughout much of the year, while concerts, festivals, holiday celebrations, farmers markets, and community events keep the area lively well beyond business hours.
Unlike many downtown districts that have been redeveloped from scratch, Livermore’s downtown feels authentic. Historic buildings sit alongside carefully renovated storefronts, and many businesses are locally owned rather than national chains. It’s the kind of place where residents can spend an entire afternoon walking, shopping, enjoying lunch, and ending the day with a glass of local wine without ever moving their car.
Speaking of wine, Livermore is home to one of California’s oldest wine-growing regions. Long before Napa Valley became internationally famous, vineyards were producing award-winning wines throughout the Livermore Valley. Today, more than 50 wineries operate throughout the area, ranging from historic family-owned vineyards to modern tasting rooms and boutique wineries. Weekend wine tasting has become part of everyday life for many residents, and numerous community events celebrate the area’s agricultural heritage throughout the year.
Livermore also embraces something many Bay Area cities have largely left behind—its Western roots. Every June, the city hosts Livermore Rodeo Week, one of the oldest continuously operating rodeos in California. Dating back to 1918, the PRCA-sanctioned Livermore Rodeo attracts thousands of visitors each year and has become one of the city’s signature events. Rodeo Week includes a downtown parade, carnival, live entertainment, western celebrations, community gatherings, and plenty of local pride. It isn’t simply an annual event; it’s part of Livermore’s identity and one of the traditions that gives the city its unique personality.
Outdoor recreation is another reason buyers continue to gravitate toward Livermore. Sycamore Grove Park offers miles of hiking and biking trails through rolling hills and oak woodlands. Del Valle Regional Park provides boating, camping, fishing, and horseback riding, while numerous neighborhood parks, golf courses, sports complexes, and open space preserves give residents plenty of opportunities to stay active throughout the year.
For commuters, Livermore offers surprisingly convenient access to the rest of the Bay Area. Interstate 580 connects residents with Dublin, Pleasanton, Silicon Valley, and Oakland, while the nearby Dublin/Pleasanton BART station and the ACE commuter train provide additional transportation options. Many buyers find they can enjoy a quieter lifestyle without giving up reasonable access to employment centers throughout the region.
One of Livermore’s greatest strengths is the variety of its condominium and townhome communities. Buyers can find everything from affordable one-bedroom condominiums perfect for first-time ownership to luxury townhomes with attached garages, multiple bedrooms, and over 2,000 square feet of living space. Whether you’re searching for something within walking distance of downtown or a newer development with modern finishes, Livermore offers far more choices than many buyers initially expect.
The numbers reinforce how active the attached-home market has remained. Since the beginning of 2025, 217 condominiums and townhomes have sold throughout Livermore. Sale prices ranged from $305,000 for entry-level condominiums to approximately $1.18 million for luxury attached homes. The average sale price came in at roughly $718,000, while the median sale price was approximately $735,000. Buyers paid an average of about $543 per square foot, reflecting healthy demand across virtually every segment of the market.
Entry-level buyers continue to find opportunities in Livermore that are becoming increasingly rare throughout the Tri-Valley. Communities along Murrieta Boulevard remain among the city’s most affordable options, with one-bedroom condominiums generally selling from the low $300,000s into the mid-$400,000s. Larger two-bedroom homes in these established communities typically ranged from the mid-$300,000s into the $500,000s, providing attainable homeownership opportunities for buyers entering the market.
As buyers move into the mid-price ranges, Livermore offers tremendous variety. Established communities such as Brookmeadow Park, Chateau Commons, Carrigan Commons, Town Square, Spring Valley, Vineyard Terrace, Copperhill, Creekside, Heather Glen, Garden Common, and Livermore Downs all experienced steady sales activity throughout 2025 and into 2026. These neighborhoods generally offer larger floor plans, attached garages in many cases, community amenities, mature landscaping, and a strong sense of neighborhood.
Brookmeadow Park remains especially popular among buyers looking for smaller, well-maintained homes close to downtown. Chateau Commons continues attracting buyers seeking comfortable two-bedroom layouts, while Spring Valley offers larger townhomes with practical floor plans that work well for growing households. Carrigan Commons has become a favorite for buyers looking for value without sacrificing square footage, and Town Square remains attractive thanks to its central location and convenient access to schools, shopping, and major roadways.
The newer developments continue to command some of the strongest prices in the city. Montage has become one of Livermore’s premier townhome communities, offering modern architecture, attached two-car garages, flexible floor plans, and easy access to downtown. Depending on size and layout, recent sales generally ranged from the mid-$600,000s into the $900,000s, reflecting continued demand for newer construction.
Station Square has also remained highly desirable, particularly for buyers wanting to be within walking distance of restaurants, entertainment, and the downtown district. These homes combine urban convenience with spacious interiors, making them especially popular among professionals and downsizers who want low-maintenance living without giving up quality or location.
Sage has emerged as one of Livermore’s flagship newer communities. Built primarily between 2016 and 2020, Sage offers contemporary townhomes with open-concept floor plans, energy-efficient construction, attractive streetscapes, and thoughtfully designed community spaces. Sales throughout 2025 and 2026 ranged from approximately the low $700,000s to around $1.18 million, illustrating the strong demand buyers continue to have for newer attached homes in Livermore.
One of the more interesting trends over the past year and a half has been the depth of buyer demand across virtually every price range. Affordable condominiums continue selling steadily, mid-priced townhomes remain competitive, and luxury attached homes above $1 million are also finding buyers. That balance is encouraging because it demonstrates confidence throughout the entire market rather than demand being concentrated in only one segment.
Inventory has remained relatively limited considering Livermore’s size. Well-priced homes in desirable communities often attract multiple buyers, particularly newer townhomes near downtown or wine country. Buyers continue to place a premium on updated kitchens, attached garages, private outdoor space, energy-efficient construction, and walkability.
Another factor supporting long-term housing demand is Livermore’s diverse economy. Lawrence Livermore National Laboratory and Sandia National Laboratories provide thousands of highly skilled jobs, while the city’s expanding downtown, healthcare sector, wineries, and local businesses contribute to a stable employment base. Unlike some communities that depend almost entirely on commuters, Livermore has developed a healthy local economy that supports long-term residential demand.
What ultimately separates Livermore from many neighboring cities isn’t just the housing—it is the lifestyle. Few communities offer the opportunity to spend the morning hiking through open space, the afternoon wine tasting at an award-winning vineyard, dinner at one of dozens of excellent downtown restaurants, and the evening listening to live music on First Street. Add in one of California’s oldest rodeos, a true small-town atmosphere, outstanding recreation, and a condominium market with options for nearly every budget, and it’s easy to understand why Livermore continues attracting buyers from throughout the Bay Area.
Whether you’re purchasing your first condominium, moving into a larger townhome, or downsizing into a low-maintenance property close to downtown, Livermore offers one of the most well-rounded lifestyles available anywhere in the East Bay.
