While neighboring cities like Berkeley, Emeryville, Alameda and Oakland have seen condominium prices climb well beyond the reach of many first-time buyers, Richmond continues to offer something increasingly difficult to find in Northern California: waterfront living, marina views, modern townhomes, historic neighborhoods, and convenient commuter access at prices that remain surprisingly attainable.
The Richmond condominium market is unlike anywhere else in Contra Costa County. Instead of one centralized downtown, Richmond offers several distinct housing markets. Marina Bay appeals to buyers looking for waterfront living and resort-style amenities. Brickyard Landing attracts those who want panoramic Bay views and luxury condominium living. Atchison Village offers a unique opportunity to own a piece of American history connected to the Rosie the Riveter era. Point Richmond provides a small-town atmosphere overlooking San Francisco Bay, while Hilltop and newer neighborhoods offer larger townhomes that compete with many detached homes.

The past two years demonstrate just how active Richmond’s attached-home market has been. A total of 250 condominiums and townhomes changed hands, generating nearly $124 million in total sales volume. The average sale price was approximately $495,445, while the median sale price came in at $493,000. Properties averaged 47 days on the market, although half sold within only 35 days. Sale prices ranged from an affordable $150,000 entry-level home to a high of $760,000 for one of Richmond’s premier townhomes, illustrating the tremendous diversity found throughout the city.
Marina Bay continues to be the heart of Richmond’s condominium market and easily accounted for the largest concentration of sales over the past two years. Few East Bay neighborhoods offer the same combination of waterfront access, walking trails, marina views, and recreational opportunities. Residents enjoy miles of the San Francisco Bay Trail, the Richmond Marina, waterfront parks, ferry service to San Francisco, and some of the Bay Area’s best sunsets, all while remaining within commuting distance of Oakland, Berkeley, Marin County and San Francisco.
Marina Bay is not a single development but rather a collection of well-established condominium and townhome communities. Marina Lakes remains one of the area’s most recognizable neighborhoods, with numerous one and two-bedroom homes selling over the past two years. Most one-bedroom residences traded between approximately $300,000 and $450,000, while two-bedroom homes commonly sold from the low $400,000s into the upper $500,000s. HOA dues generally ranged between $675 and $720 per month, covering exterior maintenance, common area amenities, and professional management.

Nearby communities surrounding Bayside Court, Schooner Court, Shoreline Court and Lakeshore Court also experienced heavy sales activity. Buyers searching for one-bedroom condominiums typically found pricing between the mid-$300,000s and upper $400,000s. Larger two-bedroom homes regularly sold between $450,000 and nearly $600,000 depending on square footage, views, updates and location within the development. HOA dues generally ranged from the upper $400s to approximately $750 per month depending on the association and available amenities.
One of the strongest performing segments of Marina Bay has been the newer waterfront townhome communities surrounding Commodore Drive, Northshore Drive, Maritime Way, Jetty Drive, Baywood Way, Beach Head Way, Dolphin Drive and Sand Dollar Drive. These homes offer attached garages, multiple levels, contemporary layouts and close proximity to the waterfront. Recent sales regularly ranged between $585,000 and $760,000, with several homes selling well above asking price. HOA dues generally remained modest for newer townhomes, frequently falling between approximately $320 and $525 per month.
For buyers looking for luxury condominium living, Brickyard Landing continues to occupy a category of its own. Located along Brickyard Way overlooking San Francisco Bay, the Golden Gate Bridge, Angel Island and the San Francisco skyline, Brickyard Landing remains one of Contra Costa County’s premier waterfront condominium communities. Large private balconies, secured buildings, elevators, underground parking, tennis courts, fitness facilities, swimming pools and panoramic water views continue to attract buyers seeking luxury living without San Francisco pricing.
The sales data reflects that premium. During the past two years, numerous Brickyard Landing condominiums sold between approximately $455,000 and $629,000. HOA dues were among the highest in Richmond, generally ranging from about $825 to more than $1,120 per month. While those numbers initially catch buyers’ attention, the dues support a level of maintenance, security and amenities rarely found elsewhere in Richmond. For many owners, the Bay views alone justify the premium.
Point Richmond deserves special attention as well. One of the oldest neighborhoods in the city, Point Richmond has developed into a charming waterfront village filled with locally owned restaurants, coffee shops, galleries and historic architecture. Buyers looking for a walkable neighborhood with a distinctly different feel from the rest of Richmond often focus their search here. Smaller condominium developments around Washington Avenue and the waterfront rarely stay available for long because inventory remains limited.
Another Richmond neighborhood that deserves far more attention than it receives is Atchison Village. Built during World War II to house workers employed at the Kaiser Shipyards, Atchison Village remains one of the few surviving planned wartime housing communities in the country. The neighborhood is closely tied to the Rosie the Riveter/World War II Home Front National Historical Park, which commemorates the millions of Americans, particularly women, who supported the wartime manufacturing effort. Living in Atchison Village means owning a home that is part of Richmond’s history and America’s history.
Unlike traditional condominium developments, Atchison Village has a unique ownership structure and strong neighborhood identity. Recent sales generally ranged from approximately $150,000 for smaller homes to more than $415,000 for updated residences, making it one of Richmond’s most affordable opportunities for homeownership while offering tremendous historical significance. Buyers interested in Atchison Village should understand the community’s cooperative ownership structure and financing considerations before purchasing.
Richmond’s attached-home market also includes communities in Hilltop Village, Hilltop Green, Metro Walk, Valley Park, Bay Front, Quail Hill and several newer developments throughout the city. These neighborhoods generally appeal to buyers seeking larger floor plans with attached garages, often at prices significantly below comparable homes elsewhere in Contra Costa County. Three and four-bedroom townhomes commonly sold between $500,000 and $740,000, providing excellent value compared with neighboring cities.
One trend became very clear after reviewing every Richmond condominium and townhome sale from the past two years. Buyers consistently paid premiums for move-in ready homes. Updated kitchens with quartz countertops, modern cabinetry, luxury vinyl flooring, remodeled bathrooms and fresh interior finishes routinely outperformed similar homes requiring cosmetic work. Waterfront views also created substantial pricing differences, even within the same development.
HOA dues vary considerably across Richmond and deserve careful evaluation. Marina Lakes typically falls in the upper $600s to low $700s. The Bayside, Schooner and Shoreline communities generally range from the upper $400s into the $700s. Newer Marina Bay townhomes often have considerably lower dues, frequently between $175 and $500 depending on the association. Brickyard Landing commands some of the highest monthly assessments in the city because of its luxury amenities, secured buildings and extensive common area maintenance. Rather than simply comparing monthly dues, buyers should understand exactly what those dues provide and review reserve funding, insurance coverage and the long-term financial health of the association.
Richmond also offers one of the East Bay’s strongest commuter locations. Interstate 80, Richmond BART, Amtrak, Capitol Corridor service and the Richmond Ferry provide multiple commuting options. For many buyers working in San Francisco, Marin County, Berkeley or Oakland, Richmond offers the opportunity to own near the water without paying the premium commanded by comparable waterfront communities across the Bay.
From an investment standpoint, Richmond remains one of the Bay Area’s more intriguing opportunities. Waterfront condominiums in Marina Bay and Brickyard Landing often sell for hundreds of thousands less than comparable homes in Alameda, Emeryville or San Francisco while offering similar access to the Bay. As Richmond continues investing in its waterfront, ferry service, parks and infrastructure, many investors believe the city remains positioned for long-term appreciation.
As someone who specializes in East Bay condominiums, townhomes and HOA communities, I follow Richmond neighborhood by neighborhood rather than relying on broad citywide averages. A Marina Lakes condominium, a Brickyard Landing penthouse, a Marina Bay townhome, an Atchison Village home and a Point Richmond condominium all appeal to different buyers and require different pricing strategies. Understanding those differences is often what separates an average transaction from an exceptional one.
