It offers one of the largest selections of attached homes in West Contra Costa County, with communities ranging from affordable starter condominiums to spacious luxury townhomes exceeding 1,800 square feet. Many neighborhoods feature tree lined streets, walking paths, Bay views, and easy access to the Hercules waterfront, making the city attractive to first time buyers, families, retirees, and investors alike.
The market has remained remarkably active over the past two years. During that period, 129 condominiums and townhomes sold throughout Hercules, making it one of the busiest attached housing markets in West Contra Costa County. The average sales price reached $518,209 while the median sales price was $510,000. Homes sold from just $328,000 for entry level condominiums to $756,000 for the city’s premier luxury townhomes. The average home offered approximately 1,191 square feet and sold in just 32 days, showing that well priced homes continue to attract strong buyer demand.
One of the reasons Hercules attracts so many buyers is the variety of neighborhoods available. Buyers looking for an affordable first home often begin in Glenwood, Foxboro Downs, Forest Run, or Devonwood. These communities generally offer one and two bedroom condominiums between 700 and 1,100 square feet, with recent sales ranging from the low $300,000s into the upper $400,000s. They remain popular because they provide an affordable entry into homeownership while still offering excellent commuter access and professionally maintained communities.
If your budget is closer to $500,000, the selection becomes even stronger. Olympian Hills continues to be one of Hercules’ most active townhome communities, with numerous recent sales between approximately $440,000 and $560,000. Buyers appreciate the attached garages, practical floor plans, and larger living spaces that often exceed 1,100 square feet. Nearby communities including Bravo, Bay Pointe, Forest Park, and Country Run offer similar value with homes commonly ranging from the mid $400,000s into the mid $500,000s.

New flooring, paint, remodeled kitchens, quartz countertops, updated bathrooms, lighting, and appliances can dramatically improve both value and marketability. Since many homeowners associations maintain roofs, exterior siding, landscaping, and common areas, owners often avoid many of the major expenses associated with detached homes.
