Whether you’re searching for an affordable starter condominium, an active adult community, or a spacious townhome with an attached garage, Brentwood offers opportunities that are becoming increasingly difficult to find elsewhere in the Bay Area.
During the past two years, 22 condominiums and townhomes sold throughout Brentwood. The average sales price reached $601,972 while the median sale price was $510,000. Homes ranged from $420,000 to $1,820,000, illustrating the wide variety of attached housing available throughout the city. The average home measured approximately 1,317 square feet and sold in about 35 days, showing continued buyer demand despite changing interest rates.
One of Brentwood’s most active condominium communities is Villa Terrace. These two bedroom homes remain among the city’s most affordable ownership opportunities and continue to attract first time buyers, investors, and downsizers. During the reporting period, numerous Villa Terrace condominiums sold between approximately $420,000 and $459,000. Most homes offer around 950 to 960 square feet of living space, making them an attractive option for buyers looking to own rather than rent. Because inventory is limited, updated homes with renovated kitchens, flooring, and bathrooms often receive strong buyer interest.
Brentwood’s townhome communities built around 2005 along Washington Drive, Jefferson Drive, Eisenhower Way, and Harrison Lane continue to be among the city’s strongest performers. These homes generally offer between 1,480 and 1,575 square feet with attached garages and functional floor plans that appeal to growing families and professionals. Recent sales ranged from approximately $465,000 to $615,000, with most properties selling between the low and mid $500,000s. Buyers appreciate the newer construction, generous square footage, and relatively affordable ownership costs compared to many other East Bay communities.
Summerset remains one of Brentwood’s most desirable active adult communities. Buyers looking for resort style living, golf, and an active social lifestyle continue to place Summerset near the top of their search. Recent attached home sales approached $490,000, providing an attractive option for retirees seeking security, amenities, and low maintenance living.
At the upper end of the market are Brentwood’s luxury attached homes. Modern residences on Chenault Street sold for as much as $1.82 million while offering contemporary construction, premium finishes, and over 2,000 square feet of living space. Another luxury townhome on Gorham sold for more than $1.18 million. These sales demonstrate that Brentwood’s attached housing market extends well beyond entry level condominiums and includes luxury properties capable of competing with much more expensive Bay Area communities.
One of Brentwood’s biggest advantages is value. Buyers relocating from Walnut Creek, Pleasant Hill, San Ramon, Dublin, Fremont, or the Peninsula are often surprised by how much living space their budget can purchase. Larger townhomes with attached garages, private patios, and modern layouts frequently sell for less than the price of a small condominium in many central Bay Area communities.
Brentwood also continues to attract investors because of its growing population and relatively affordable purchase prices. Rental demand has remained steady as more families and professionals move east in search of larger homes and lower housing costs. Condominiums and townhomes often provide an excellent balance between affordability and long term appreciation while requiring significantly less maintenance than detached homes.
Another advantage of attached home ownership is renovation cost. Most condominium and townhome improvements focus on the interior rather than expensive structural repairs. Updating flooring, paint, kitchens, bathrooms, lighting, and appliances can dramatically improve both market value and rental appeal. Owners generally avoid many of the major maintenance expenses associated with detached homes such as roof replacement, foundation repairs, exterior painting, drainage systems, and large landscaping projects because many of those responsibilities are handled through the homeowners association.
