The past two years have demonstrated just how competitive the Fremont townhome market remains. During that period, approximately 250 townhomes changed hands. Sales ranged from $544,841 on the lower end to $1,390,500 for one of the highest-end luxury residences. The average sale price reached $920,359 while the median settled at $909,000. Homes averaged just 28 days on the market, with a median marketing time of only 17 days, showing that well-priced townhomes continue to attract strong buyer interest.

One of the biggest reasons buyers choose Fremont is location. The city sits directly between the East Bay and Silicon Valley with easy access to Interstate 680, Interstate 880, Highway 84, Dumbarton Bridge and BART. Companies including Tesla, Lam Research and dozens of technology firms continue bringing highly qualified buyers into the area. Many residents commute to Apple, Google, NVIDIA, Meta and other major employers while enjoying slightly more living space than they could purchase farther south.

The Warm Springs and Innovation District have completely reshaped Fremont’s townhome market. Newer communities built around Access Common, Client Common, Router Common, Flash Common, Development Terrace, Declaration Street, Breakthrough Common and nearby streets offer contemporary architecture, attached garages, open floor plans and energy-efficient construction. Many homes sell well above one million dollars despite being attached properties because buyers value the location, newer construction and proximity to BART. Numerous sales in these neighborhoods closed between $1.10 million and $1.30 million, with several exceeding that level.

Mission San Jose continues to command some of the highest values in Fremont thanks to its highly regarded schools and established neighborhoods. Buyers willing to pay a premium often focus here because inventory remains limited and demand consistently exceeds supply. Nearby Warm Springs has also become increasingly desirable as redevelopment continues and new luxury communities are completed.

Ardenwood remains another standout location for buyers who appreciate tree-lined streets, nearby parks and convenient access to the Dumbarton Bridge. Townhomes here appeal to commuters working on the Peninsula while still providing excellent Fremont schools and larger floor plans than many condominiums.

For buyers seeking a more traditional neighborhood atmosphere, Centerville, Irvington and Niles continue offering excellent opportunities. Irvington combines established neighborhoods with convenient shopping and transportation. Niles attracts buyers who appreciate its historic downtown, local restaurants, antique shops and small-town character that feels surprisingly different from the rest of Fremont. Centerville provides a central location with easy access throughout the city while maintaining a strong selection of attached housing.

Parkmont and Northgate continue attracting first-time buyers because they offer excellent access to shopping, schools and major commuter routes. Communities throughout these areas frequently recorded steady sales activity over the past two years, reinforcing their reputation as stable long-term neighborhoods. Cherry Guardino also remained active, particularly among buyers seeking established communities close to Fremont’s civic center and downtown amenities.

Another advantage of Fremont is the diversity of HOA communities. Buyers are not limited to one style of development. Older communities often feature mature landscaping, larger greenbelts and lower monthly dues, while newer developments typically include modern architecture, community parks, playgrounds, fitness centers or other amenities.

Monthly HOA dues varied considerably depending on the development. Some established communities remained under $200 per month, including examples around Cherry Lane and Lambert Terrace. Many traditional Fremont neighborhoods generally ranged between $250 and $375 monthly. Newer luxury developments with additional amenities commonly fell between $400 and $550 per month. Understanding what those dues include is often more important than the amount itself, as many associations cover exterior maintenance, roofs, landscaping, insurance and common area upkeep that would otherwise become individual homeowner expenses.

The sales data also demonstrates how competitive Fremont remains. Numerous homes sold well above their asking prices despite already entering the market near current market value. Several properties listed near $1 million ultimately closed above $1.1 million, while others generated significant premiums after only a week or two on the market. That pattern reflects continued buyer demand for quality townhomes throughout Fremont.

Townhomes have also become increasingly attractive because many offer nearly the same living space as detached homes. It is no longer unusual to find attached homes exceeding 1,600, 1,800 or even 2,000 square feet with three or four bedrooms, attached two-car garages, private patios and flexible office space. Buyers who compare these homes to similarly priced detached houses often find they receive newer construction, better floor plans and significantly less deferred maintenance.

For sellers, Fremont continues rewarding homes that are properly prepared before hitting the market. Fresh interior paint, updated lighting, flooring improvements and modern staging frequently generate stronger offers. Buyers remain willing to compete aggressively for homes that feel move-in ready, particularly in neighborhoods with limited inventory.
