Crestview is one of San Ramon’s hidden gems for buyers looking to get into the city at a more approachable price point while still enjoying a highly desirable location. Built in 1988, the community consists primarily of one and two-bedroom condominiums ranging from approximately 730 to 1,058 square feet. Its location along Eastridge Drive places residents just minutes from Bishop Ranch, City Center at Bishop Ranch, Iron Horse Regional Trail, Interstate 680, excellent schools, shopping, dining and countless parks, making it especially popular with first-time buyers, professionals and investors.

Unlike many larger condominium developments, Crestview has a relatively small number of homes changing hands each year. That limited inventory helps support values, and buyers often wait for opportunities when units become available. Reviewing the sales over the past two years provides a clear picture of today’s market.

During the last two years, eight homes sold in Crestview. Sale prices ranged from $370,000 to $645,000, with an average sale price of $550,195 and a median sale price of $599,000. Sellers generally received very close to their asking prices, reflecting steady demand despite changing interest rates. Homes averaged just 27 days on the market, with several selling in under two weeks and one home finding a buyer in only two days.

The entry point into Crestview continues to be the one-bedroom floor plans. The 730-square-foot models sold between $370,000 and $425,000, with prices largely depending on condition, upgrades and market timing. One unit at 126 Eastridge Drive sold for $425,000 after 57 days on the market, while another at 208 Eastridge Drive closed at $370,000. These homes continue to appeal to first-time buyers looking to own in San Ramon instead of renting.

The popular two-bedroom, one-bath floor plan offers approximately 985 square feet and has consistently traded in the mid-$500,000 range. Recent sales include 128 Eastridge Drive at $599,000 and 162 Eastridge Drive at $536,000. These homes provide an excellent option for buyers needing additional living space while remaining below the price point of larger townhomes elsewhere in San Ramon.

The largest residences in Crestview are the two-bedroom, two-bath homes offering approximately 1,058 square feet. These floor plans continue to command the highest prices within the community. Over the past two years they sold between $599,000 and $645,000, with the highest sale occurring at 274 Eastridge Drive, which closed for $645,000 after only two days on the market. Other notable sales include 278 Eastridge Drive at $608,000, 383 Eastridge Drive at $599,000 and 377 Eastridge Drive at $619,560.

Price per square foot has remained remarkably consistent throughout the community despite differences in floor plans. Recent sales ranged from approximately $507 to $610 per square foot, averaging about $572 per square foot. The highest price per square foot was achieved by a renovated two-bedroom home that sold for approximately $610 per square foot, while updated one-bedroom homes regularly exceeded $580 per square foot.

One trend that stands out is the premium buyers continue to pay for updated interiors. Homes with remodeled kitchens, quartz or granite countertops, newer cabinetry, luxury vinyl plank flooring, renovated bathrooms, dual-pane windows and modern lighting consistently outperform original-condition units. Since all homes were built in 1988, buyers tend to focus more on interior improvements than construction age.

Crestview also benefits from relatively efficient floor plans. Unlike some older condominium developments, the layouts make good use of available space, and many homes feature private patios or balconies, inside laundry and assigned parking. Residents appreciate the mature landscaping and quiet setting while still being just minutes from everyday conveniences.

From an investment standpoint, Crestview continues to attract interest because San Ramon remains one of the strongest employment centers in the East Bay. Bishop Ranch, Chevron, nearby technology employers and convenient freeway access help support long-term rental demand. For investors, Crestview provides an opportunity to enter the San Ramon market at a lower acquisition cost than many surrounding condominium communities while still benefiting from the city’s strong long-term appreciation history.
