Unlike many East Bay cities where sales are concentrated in just a handful of developments, Alameda’s activity has been spread across dozens of well-established communities. Entry-level buyers continued to find opportunities in Park Webster, Shorepoint Court, Shorepoint, South Shore, and the Webster Street condominium communities, where many one- and two-bedroom homes sold between the mid-$300,000s and low-$500,000s. These neighborhoods remain some of the most affordable ways to own a home in Alameda while enjoying the city’s waterfront setting, beaches, shopping, and ferry access to San Francisco.
The greatest concentration of sales occurred between approximately $700,000 and $1 million, where buyers had an impressive selection of townhomes and larger condominiums throughout Bay Farm Island, Harbor Bay, Marina Village, Islandia, Garden Isle, Casitas, Baywood Village, Crown Harbor, Ballena Bay, Ravens Cove, and Alameda Landing. Many of these communities offer attached garages, spacious floor plans, private patios, community pools, walking paths, and beautifully maintained common areas, making them popular with families, professionals, and downsizers alike.
Several developments recorded multiple sales during the period, including Park Webster, Shorepoint Court, Shorepoint, South Shore, Kitty Hawk, Shoreline Drive, Harbor Bay, Marina Village, Islandia, Garden Isle, Bay Farm Island, Casitas, Baywood Village, Alameda Landing, Bayport, Ballena Bay, Crown Harbor, and Ravens Cove. The broad distribution of transactions demonstrates that buyer demand has remained healthy across the entire island rather than being concentrated in just one or two neighborhoods.
Newer construction continued to command premium pricing. Homes in Alameda Landing, Bayport, Alameda Point, and several recently completed infill developments routinely sold from the upper $800,000s to well over $1 million. Buyers continue to place a premium on modern floor plans, attached garages, energy-efficient construction, and walkability to shopping, restaurants, waterfront parks, and the Seaplane Lagoon Ferry Terminal.
The luxury segment also remained exceptionally strong throughout the city. Numerous properties closed above the $1 million mark, particularly in Harbor Bay, Crown Harbor, Bay Farm Island, Marina Village, Alameda Landing, and waterfront communities overlooking the marina and San Francisco Bay. The highest sale reached $2.45 million, highlighting Alameda’s ability to attract luxury buyers seeking a waterfront lifestyle without leaving the East Bay.
Price per square foot varied considerably depending on the age, location, and amenities of each community. Larger townhomes in established neighborhoods often sold in the $450 to $600 per square foot range, while updated waterfront residences, newer construction, and premium locations frequently exceeded $700 per square foot, with several luxury homes approaching or surpassing $900 per square foot. Buyers consistently paid premiums for remodeled interiors, water views, proximity to Park Street, Webster Street, Crown Memorial State Beach, Harbor Bay Landing, and the San Francisco ferry.
Perhaps the biggest takeaway from the past eighteen months is the resilience of Alameda’s housing market. Despite higher mortgage rates, buyers continued purchasing homes across every price range and nearly every major condominium and townhome community. Alameda’s combination of historic charm, waterfront recreation, highly regarded schools, vibrant shopping and dining districts, ferry service to San Francisco, and convenient access to Oakland, Berkeley, and Silicon Valley continues to make it one of the most sought-after condo markets in the East Bay.
