Located along the Interstate 680 corridor between Walnut Creek and Danville, Alamo offers excellent schools, convenient commuting, beautiful surroundings, and a quiet residential atmosphere that continues to attract buyers year after year.

Unlike larger East Bay cities, Alamo has a very limited inventory of condominiums and townhomes. That scarcity is one of the reasons these homes tend to hold their value so well. Over the past two years, only 18 attached homes sold throughout the entire community. The average sales price was $941,888, while the median sale price reached $920,000. Homes sold from $639,000 for smaller condominiums to as much as $1,295,000 for luxury townhomes. The average home measured approximately 1,535 square feet and sold in about 45 days, although many of the best homes sold much faster.

Most Alamo condominium buyers are not simply looking for affordability. They’re looking for a low maintenance lifestyle while remaining in one of Contra Costa County’s most desirable communities. Many residents are empty nesters who no longer want the upkeep of a large estate, while others are professionals seeking luxury living with easy access to Walnut Creek, Danville, San Ramon, and downtown San Francisco.

The Danville Boulevard communities remain among the most active attached home developments in Alamo. Properties at 1394, 1396, and 1398 Danville Boulevard offer spacious two bedroom residences built in the late 1980s and early 1990s. Recent sales generally ranged from approximately $698,000 to $777,000, while larger updated residences sold around $760,000. Buyers appreciate the convenient location, functional floor plans, and proximity to shopping and restaurants.

The condominiums at 1470 Danville Boulevard continue to provide one of the most affordable opportunities to own in Alamo. Recent sales ranged from approximately $639,000 to $640,000 for two bedroom homes of just over 1,000 square feet. For buyers looking to enter the Alamo market without spending close to one million dollars, these homes continue to generate significant interest whenever they become available.

Alamo Bridges is one of the community’s most recognizable townhome developments. These homes offer considerably larger floor plans, mature landscaping, and an excellent location close to shopping and commuter routes. During the past two years, sales ranged from approximately $803,000 to $1,175,000 depending on size, condition, and location within the community. Homes between 1,600 and nearly 1,900 square feet remain particularly desirable because they provide many of the benefits of single family living without the extensive maintenance responsibilities.

Alamo Square continues to be another sought after neighborhood with spacious townhomes and an established residential setting. Recent sales ranged from approximately $940,000 to $1,150,000. Buyers appreciate the generous floor plans, attached garages, and quiet atmosphere that make these homes feel much more like detached residences.

Alamo Oaks offers newer townhomes completed during the mid 1990s. Recent sales ranged from approximately $900,000 to more than $1,159,000. These homes continue to attract buyers looking for updated floor plans, larger living areas, and a convenient location within Alamo.

Sugarloaf is one of Alamo’s newer luxury townhome communities. Built in 2007, these homes offer nearly 1,900 square feet of living space, modern construction, attached garages, and quality finishes throughout. Recent sales ranged from approximately $1.1 million to $1.295 million, making Sugarloaf one of the highest valued attached home communities in Alamo.

One of the advantages of purchasing a condominium or townhome in Alamo is the opportunity to enjoy a luxury community without many of the maintenance responsibilities associated with a large custom home. In many communities, homeowners associations maintain exterior landscaping, roofing, common areas, and other shared improvements. That allows owners to spend more time enjoying the community and less time maintaining property.

Many buyers also discover that remodeling a condominium or townhome is considerably less expensive than renovating a detached home. Instead of replacing roofs, repairing foundations, installing drainage systems, or maintaining extensive landscaping, owners typically focus on updating kitchens, bathrooms, flooring, paint, lighting, and fixtures. Those cosmetic improvements often produce significant increases in value while requiring substantially less investment than renovating a traditional estate property.

For sellers, Alamo remains one of the East Bay’s most competitive luxury markets. Because inventory is so limited, buyers often wait months for the right property to become available. Proper pricing, professional photography, thoughtful staging, and strategic marketing continue to make a meaningful difference in both final sales price and time on market.
