Unlike many East Bay communities where most condominiums were built during the 1970s and 1980s, much of Dublin’s housing stock is relatively new. Entire neighborhoods have been developed over the past twenty years, giving buyers access to modern architecture, open floor plans, attached garages, energy-efficient construction, and amenities that simply weren’t common in older developments. At the same time, established communities in West Dublin continue to provide excellent value, mature landscaping, and convenient access to shopping, schools, and transportation.

The market has remained remarkably active. During the past two years, 250 condominiums and townhomes sold throughout Dublin. Properties ranged from affordable Below Market Rate homes selling for just over $210,000 to luxury attached homes reaching $1.28 million. The average sale price was approximately $767,700, while the median sale price came in at $790,000. Homes averaged just 34 days on the market, with half selling in only 23 days, demonstrating that well-priced Dublin properties continue to attract strong buyer interest.
One of the reasons Dublin performs so well is the variety of neighborhoods available. Buyers are not limited to one style of development or one price point. Instead, they can choose from established condominium communities, luxury townhome developments, master-planned neighborhoods, and newer mixed-use communities located near parks, shopping, and BART.

Dublin Ranch continues to be one of the city’s signature neighborhoods and remains one of the most recognizable names in East Bay real estate. Homes throughout Dublin Ranch Villages consistently command premium prices thanks to larger floor plans, attractive streetscapes, highly rated schools, nearby parks, and convenient access to Fallon Gateway, Hacienda Crossings, and Interstate 580. Buyers looking for newer construction often begin their search here because the community offers modern layouts that appeal to today’s lifestyles. Recent sales throughout Dublin Ranch commonly ranged from the mid $600,000s to well over $1 million depending on size, location, and level of updating.
Boulevard has quickly established itself as one of Dublin’s premier master-planned communities. Built on the former Camp Parks property, Boulevard offers contemporary townhomes with modern architecture, private garages, neighborhood parks, walking trails, and exceptional commuter access. Recent sales in Boulevard frequently approached or exceeded the $1 million mark, particularly among larger three and four-bedroom homes. Buyers relocating from Silicon Valley continue to view Boulevard as one of the East Bay’s most desirable newer communities.
The Terraces remains one of Dublin’s busiest condominium communities, appealing to buyers looking for lower maintenance living and convenient access to BART, shopping, and major commute routes. Over the past two years, numerous homes sold throughout the development, ranging from entry-level one-bedroom residences to larger two and three-bedroom floor plans. Depending on size and location, prices generally ranged from the mid $300,000s into the $800,000s, making The Terraces one of Dublin’s broadest housing markets.

Arbor Creek continues to attract buyers seeking updated homes in a well-established neighborhood. Several recent sales demonstrated strong demand, particularly for remodeled properties featuring modern kitchens, luxury flooring, and attached garages. Likewise, Torrey Pines has remained consistently popular thanks to practical floor plans, reasonable HOA dues, and convenient access throughout the Tri-Valley.
Communities such as Kildara, Heritage Commons, DublinGreene, Emerald Vista, Emerald Park, Brookside, Parkway Terrace, The Woodlands, Silvergate, CA Highlands, Courtyard, Perch at Downtown Dublin, and East Dublin all contributed to the city’s active attached-home market. Together they create one of the most diverse selections of condominiums and townhomes anywhere in the East Bay, allowing buyers to choose between affordable starter homes, luxury residences, and everything in between.
Pricing over the past two years highlights just how broad Dublin’s market has become. Entry-level condominiums generally traded between $400,000 and $600,000 depending on size, age, and location. Two-bedroom condominiums and townhomes frequently sold between $650,000 and $900,000, while updated three-bedroom homes commonly ranged from the upper $700,000s into the low seven figures. Larger executive-style townhomes with three or four bedrooms routinely exceeded $1 million, particularly within newer East Dublin developments.
Reviewing recent sales also reveals another consistent trend. Buyers continue to pay substantial premiums for homes that are move-in ready. Updated kitchens with quartz countertops, oversized islands, luxury vinyl plank flooring, remodeled bathrooms, recessed lighting, energy-efficient windows, and contemporary finishes consistently separate themselves from similar homes in original condition. Buyers relocating from San Francisco, Silicon Valley, and the Peninsula often prefer homes requiring little immediate work, and they are willing to pay for that convenience.
For buyers considering older communities, there are still outstanding opportunities. Many established Dublin condominium developments offer larger floor plans than newer construction while providing an excellent opportunity to renovate over time. Cosmetic improvements often generate meaningful equity without the significant structural costs associated with many detached homes. Unlike older single-family residences, condominium owners are typically not responsible for replacing roofs or maintaining exterior siding, allowing renovation dollars to be focused on kitchens, bathrooms, flooring, paint, and other improvements that buyers notice most.
Homeowners association dues vary considerably throughout Dublin. Some smaller developments maintain HOA fees between approximately $250 and $350 per month, while larger luxury communities featuring elevators, secured buildings, fitness centers, swimming pools, clubhouses, and extensive landscaping may exceed $600 per month. Rather than simply comparing monthly dues, buyers should evaluate what those dues include, along with reserve funding, insurance coverage, financial stability, pending special assessments, and long-term maintenance planning. A well-managed homeowners association often protects property values just as much as the home itself.
Location remains one of Dublin’s greatest advantages. Few East Bay cities offer direct access to two BART stations, major freeways, highly regarded schools, numerous parks, and extensive retail within such a compact area. Residents enjoy shopping at Hacienda Crossings, Fallon Gateway, Persimmon Place, and downtown Dublin while remaining within commuting distance of Oakland, San Francisco, San Jose, and the greater Tri-Valley employment centers.

Dublin also continues to perform well as an investment market. Strong employment throughout the Bay Area, highly rated schools, and a relatively modern housing inventory have helped support consistent rental demand. Investors often appreciate newer construction because it generally requires less immediate maintenance than older properties, while homeowners associations handle much of the exterior upkeep. Those factors have helped Dublin remain one of the East Bay’s most attractive long-term investment markets for condominium and townhome buyers.
