As a real estate broker specializing in East Bay condominiums and townhomes, I’ve found El Cerrito to be one of the most overlooked opportunities in Contra Costa County. The city offers a limited inventory of attached homes, which helps support property values over time. Buyers benefit from easy access to both El Cerrito Plaza and El Cerrito del Norte BART stations, San Pablo Avenue shopping, nearby parks, and some of the Bay Area’s most convenient commuter routes.
During the past two years, only 25 condominiums and townhomes sold throughout El Cerrito, making inventory considerably more limited than many neighboring communities. The average sales price reached $762,455, while the median sales price was $717,500. Properties averaged just 34 days on the market before selling. Homes ranged from $470,000 for entry level condominiums to an impressive $1,550,000 for luxury attached homes with premium locations and views. Average living space measured approximately 1,337 square feet, demonstrating that many El Cerrito townhomes offer significantly more living area than the typical condominium found elsewhere in the East Bay.
