As a real estate broker specializing in East Bay condominiums and townhomes, I’ve found Pleasant Hill to be one of the most balanced markets in the region. Buyers can find everything from affordable one bedroom condominiums around $300,000 to luxury townhomes approaching $1 million. Over the past two years, 149 condominiums and townhomes sold throughout the city, generating nearly $90 million in sales volume. The median sales price was $615,000 while the average sales price reached $601,247. Homes sold quickly with an average of 34 days on the market and a median of just 20 days, showing that well priced homes continue to attract strong buyer demand.
One of Pleasant Hill’s greatest strengths is its variety of communities. Each neighborhood offers different floor plans, amenities, HOA structures, and price points, making local knowledge extremely valuable when deciding where to buy.
Shadowood remains one of the city’s most popular condominium communities. Buyers appreciate the mature landscaping, swimming pools, and convenient location close to shopping and transportation. Recent sales generally ranged from the low $300,000s to over $540,000. HOA dues typically ranged from the mid $300s to just over $500 per month depending on the unit and location within the community.
Camelback North continues to be one of Pleasant Hill’s busiest neighborhoods with homes ranging from approximately $300,000 to over $620,000. Gallery Walk is one of Pleasant Hill’s premier newer developments. HOA dues are among the highest in Pleasant Hill, typically between $800 and $900 per month, but buyers receive newer construction, extensive amenities, and professionally maintained common areas.
Other well known communities include Two Worlds, Heritage Oaks, Suntree, Quietwood, Cresthill, Golf Ridge, Crescent Walk, Madeira Heights, Falcon Pointe, Pleasant Heights, Creekside Park, Vista Del Monte, Grayson Terrace, and Sun Valley Vineyards. Each offers a unique combination of floor plans, amenities, HOA dues, and lifestyle. Choosing the right community often depends on your budget, commuting needs, desired amenities, and long term investment goals.
HOA dues are one of the biggest questions buyers ask. Throughout Pleasant Hill they generally range from approximately $325 to more than $900 per month depending on the community.
