The San Pablo condo and townhome market has been surprisingly active since the beginning of 2025, with 57 closed sales ranging from $165,000 to $650,000. The average sale price was approximately $412,000, while the median sale price came in at an even $400,000, reinforcing San Pablo’s reputation as one of the East Bay’s more affordable communities for homeownership.

The majority of sales occurred between roughly $325,000 and $500,000, where much of the buyer demand continues to be concentrated. Entry-level one-bedroom condominiums generally sold in the mid-$100,000s to mid-$200,000s, while most two-bedroom homes traded between the low $300,000s and mid $400,000s. Larger three-bedroom townhomes and newer developments frequently sold from the upper $400,000s into the $600,000 range.

Several communities recorded multiple sales during the period, including Las Moradas, Brookside, Rancho San Pablo, Campo Verde, West Park, Villa Del Prado, Devon Square, Abella Vista, and the Market Avenue condominiums. Repeat sales within these developments provide buyers and sellers with a good indication of current market values and suggest there has been consistent demand across a variety of price points.

One trend that stands out is the wide variety of housing options available in San Pablo. Buyers can find affordable one-bedroom condominiums for well under $250,000, while newer townhome-style properties built during the 2000s and 2010s have continued to command prices approaching or exceeding $600,000. That range gives first-time buyers, move-up buyers, and investors opportunities that are becoming increasingly difficult to find elsewhere in Contra Costa County.

Despite higher interest rates over the past two years, well-priced homes have continued to sell throughout the city. Buyers remain focused on overall value, HOA financial health, and monthly affordability, while sellers of updated properties in desirable communities have generally continued to attract strong interest. As inventory changes throughout the year, San Pablo remains one of the more affordable entry points into homeownership in the East Bay
