Updated kitchens, luxury flooring, remodeled bathrooms, fresh paint, and move-in-ready condition consistently generated the strongest pricing.
The two-bedroom market occupies an entirely different position. These homes measure approximately 965 square feet and appeal to professionals, couples, downsizers, and buyers wanting additional flexibility for guests or a dedicated office. Because far fewer two-bedroom homes become available, demand has remained consistently strong.

Recent two-bedroom sales ranged from $655,000 to $749,888 within Montecito, while a larger neighboring attached home at 1767 Tice Valley Boulevard closed for $820,000. The highest Montecito condominium sale achieved nearly $777 per square foot, illustrating the premium buyers continue to place on updated two-bedroom residences within the community.
Looking at the overall market, Montecito has experienced remarkably consistent pricing. Over the past two years, nine sales closed with prices ranging from $460,000 to $820,000. The average sale price reached approximately $609,000, while the median sale price was approximately $630,000. Homes averaged just 31 days on the market, with several selling in less than two weeks. Average pricing reached approximately $674 per square foot, while the strongest sales exceeded $775 per square foot.
One reason Montecito continues to perform so well is the age of the community. Built in 2002, it offers many features buyers now expect but often cannot find in older downtown developments. Open kitchens, larger primary suites, in-unit laundry, secure parking, elevators, and more contemporary building systems continue to distinguish Montecito from many competing condominium communities built decades earlier.
Another important factor is inventory. Simply put, there are not many Montecito condominiums available in a typical year. That limited supply creates competition whenever a desirable unit comes to market. Buyers who specifically want Montecito often wait months for an opportunity, helping support both values and marketing times.
Condition remains one of the largest drivers of value.
