Located just minutes from downtown Walnut Creek, this established resort-style development has been a fixture of the local real estate market for decades and continues to attract first-time buyers, downsizers, commuters, retirees, and investors alike. While Walnut Creek has added numerous luxury condominium developments over the years, The Keys has maintained a loyal following because it offers something increasingly difficult to find in today’s market: affordable ownership in one of the East Bay’s most desirable cities combined with amenities that rival many private resorts.

If you’re considering buying or selling a condominium at The Keys, understanding the nuances of the community is important. Not all units are alike, floor plans vary considerably, recent sales show meaningful differences between one-bedroom and two-bedroom homes, and buyers often overlook factors that can significantly affect both value and resale potential.

The Keys consists of multiple mid-rise buildings located along North Civic Drive, including 300, 310, 320, 330, 420, 430, 440, 450, 470, and 490 North Civic Drive. The buildings surround beautifully landscaped grounds featuring ponds, bridges, fountains, mature trees, and walking paths that create a peaceful setting uncommon for a community located so close to downtown Walnut Creek. Many residents describe The Keys as feeling more like a private resort than a traditional condominium complex.
One of the biggest draws of The Keys is its impressive list of amenities. Residents enjoy multiple swimming pools, spas, tennis courts, fitness facilities, racquetball, saunas, a clubhouse, billiard room, putting green, basketball court, picnic areas, barbecue facilities, and scenic walking paths throughout the property. The mature landscaping and numerous water features give the community a park-like atmosphere that sets it apart from many newer condominium developments that often emphasize density over open space.

Location is another reason buyers continue to choose The Keys. Downtown Walnut Creek is only minutes away, providing convenient access to Broadway Plaza, restaurants, shopping, coffee shops, grocery stores, the Lesher Center for the Arts, and Walnut Creek BART. Interstate 680 and Highway 24 are also nearby, making commuting to Oakland, Berkeley, San Francisco, and Silicon Valley relatively convenient. Buyers looking for an affordable home with excellent transportation access frequently place The Keys near the top of their list.
One of the most misunderstood aspects of The Keys is that it isn’t a single market. Instead, several different floor plans appeal to very different buyers. Understanding those distinctions is essential when determining value.
The one-bedroom market forms the backbone of the community. Recent sales included homes ranging from approximately 462 square feet to 889 square feet, creating a surprisingly broad range of choices for buyers. The smallest residences, measuring approximately 462 and 517 square feet, appeal primarily to first-time buyers, investors, and buyers seeking the lowest possible entry point into Walnut Creek ownership. These homes are efficient, affordable, and often sell to buyers prioritizing location over square footage.
Moving up in size, 528-square-foot floor plans continue to be among the community’s most popular options. They offer a more comfortable layout while remaining affordable for many first-time buyers. Several of these homes changed hands during the past year, demonstrating consistent buyer demand.

The larger one-bedroom homes tell an entirely different story. Floor plans measuring approximately 682, 746, 760, 776, 825, 836, and 889 square feet compete with condominiums throughout Walnut Creek that often carry much higher price tags. These larger residences frequently include generous living rooms, larger kitchens, dining areas, and flexible space suitable for a home office. Buyers working remotely or downsizing from larger homes often find these layouts particularly attractive because they offer significantly more usable living space than the smaller one-bedroom units.
The two-bedroom market represents an entirely different buyer profile. These homes generally range from approximately 1,023 to 1,227 square feet and attract couples, roommates, downsizers, and buyers who simply need additional living space. Because relatively few two-bedroom units become available compared to one-bedroom homes, they often command stronger pricing and receive considerable attention when listed.
Recent MLS activity demonstrates this difference clearly. During the past year, The Keys recorded 23 closed sales ranging from $190,000 to $410,000. The average sale price was approximately $279,434, while the median sale price was $260,000. Homes remained on the market an average of 69 days, although the median marketing time was only 47 days, illustrating that well-priced homes generally sold much faster than properties requiring multiple price reductions.
The one-bedroom market generally occupied the lower half of the price spectrum. Smaller units sold from approximately $190,000 to the low $300,000s depending on square footage, location, and condition. Updated larger one-bedroom homes consistently achieved stronger pricing, particularly those featuring remodeled kitchens, updated bathrooms, luxury flooring, fresh paint, and desirable upper-floor locations.
The two-bedroom market consistently outperformed the one-bedroom segment. Recent sales ranged from approximately $250,000 to $410,000, with the strongest sales involving updated 1,227-square-foot floor plans. The highest recorded sale during the period reached $410,000 for a beautifully updated two-bedroom residence, demonstrating that buyers continue to place significant value on larger floor plans within the community.

Price per square foot also deserves careful interpretation. Many buyers focus on this statistic, but it can be misleading if viewed without context. Smaller homes naturally produce higher price-per-square-foot figures because fixed costs are spread across fewer square feet. Larger two-bedroom homes often provide significantly better overall value despite lower price-per-square-foot numbers. Buyers comparing a 462-square-foot condominium to a 1,227-square-foot residence should focus on total utility, floor plan, and lifestyle rather than relying solely on mathematical comparisons.
Condition plays a major role in pricing at The Keys. Because many homes were built around the same time, buyers tend to compare updated units directly against those that remain largely original. A remodeled kitchen with quartz countertops, stainless steel appliances, updated cabinetry, modern lighting, and luxury vinyl flooring can substantially improve marketability. Updated bathrooms, dual-pane windows, fresh paint, and contemporary finishes frequently separate the highest sales from the lowest.
HOA dues are another important consideration. Recent sales reflected monthly HOA fees generally ranging from approximately $810 to $1,100 depending on unit size and building. While those dues may initially appear high, buyers should consider the extensive amenities, beautifully maintained grounds, recreational facilities, professional management, exterior maintenance, and common area services included within the community.
The Keys also appeals to investors because of its central location and consistent rental demand. Walnut Creek continues to attract professionals working throughout Contra Costa County, Oakland, and San Francisco, creating a steady pool of tenants seeking affordable housing near transportation and employment centers. Investors should, however, review current HOA rules regarding rentals before purchasing, as policies can change over time.
For sellers, understanding the specific floor plan is critical. Pricing a 528-square-foot one-bedroom using comparable sales from a 746-square-foot home or a 1,227-square-foot two-bedroom almost always produces inaccurate results. Successful pricing requires careful analysis of similar layouts, recent renovations, floor level, orientation, parking, views, and current competition within the community.
One observation I’ve consistently made is that buyers shopping at The Keys are remarkably well informed. Many have watched the community for months before purchasing. They understand which floor plans they prefer, recognize remodeled units immediately, and closely monitor new listings. Proper presentation, realistic pricing, and professional marketing can make a significant difference in both marketing time and final sale price.

The Keys occupies a unique position within the Walnut Creek condominium market. It isn’t trying to compete directly with luxury downtown high-rises or newly constructed executive residences. Instead, it offers buyers something equally valuable: affordability, amenities, location, and lifestyle. Few communities allow residents to enjoy resort-style facilities, mature landscaping, convenient commuter access, and downtown Walnut Creek living at comparable price points.
For first-time buyers, The Keys often represents an opportunity to establish homeownership in a city where detached homes remain financially out of reach for many households. For downsizers, the community provides security, amenities, and convenience without sacrificing quality of life. For investors, consistent demand and a desirable location continue to support long-term interest. That broad appeal helps explain why The Keys has remained one of Walnut Creek’s most active condominium communities year after year.
If you’re considering buying or selling at The Keys, working with someone who understands the community can make a meaningful difference. Every floor plan, building, renovation, and comparable sale tells part of the story. I regularly analyze sales within The Keys to help buyers understand value and help sellers position their homes competitively. Whether you’re purchasing your first condominium, selling a long-time residence, or investing in Walnut Creek real estate, understanding the details behind the numbers is what ultimately leads to better decisions and stronger results.
