Located along Maguire Way, Dublin Boulevard, and Finnian Way, this gated community has become one of the most recognizable condominium developments in eastern Dublin. Nearly twenty years after construction was completed, it continues to be one of the first places many buyers ask about when searching for a condominium in the Tri Valley.

That popularity is not accidental. The Terraces offers something that many communities struggle to balance. It provides resort style amenities without feeling overly dense, modern floor plans without excessive square footage, and an excellent location that places residents close to parks, shopping, restaurants, BART, and some of the Bay Area’s largest employment centers. For many buyers, it represents the sweet spot between affordability and lifestyle.

The Dublin Ranch area, where The Terraces is located, was designed with long term planning in mind. Instead of simply building homes, developers incorporated parks, schools, walking trails, retail centers, and recreation throughout the neighborhood. Nearly twenty years later, those plans have matured exactly as intended. The trees have grown in, the parks are established, businesses are thriving, and the area feels complete rather than under construction.

The Terraces fits perfectly into that vision.

Built between 2004 and 2007, the community consists of attractive Mediterranean inspired buildings surrounding landscaped courtyards, fountains, and walking paths. The architecture still feels current today. Covered entries, balconies, decorative stonework, and colorful landscaping help distinguish the community from many condominium projects built during the same period.

One of the first things visitors notice is that The Terraces does not have the feel of a large apartment complex. The buildings are thoughtfully arranged throughout the property, creating smaller courtyard spaces instead of one massive development. Residents often comment that the community feels quiet despite being only minutes from busy Dublin Boulevard and Interstate 580.

The amenities remain one of the strongest selling points. Residents enjoy secured access, elevators, underground parking, a resort style swimming pool and spa, a fitness center, clubhouse, conference room, theater room, and beautifully maintained common areas. These are the types of amenities buyers often associate with luxury condominium developments, yet the monthly homeowner dues remain competitive compared to many newer projects throughout the East Bay.

The homes themselves continue to hold up remarkably well. Unlike some condominium developments where floor plans quickly become dated, The Terraces offers layouts that remain practical for today’s buyers. Open kitchens connect naturally with dining and living spaces, making the homes feel larger than their actual square footage. Most residences include generous primary suites, private balconies or patios, central heating and air conditioning, in unit laundry, and secure parking.

The community offers a variety of floor plans that appeal to different buyers.

One bedroom homes measure approximately 840 square feet and have become increasingly attractive to first time buyers entering the Dublin market. With detached homes now well beyond the reach of many buyers, these residences offer an opportunity to own in one of the East Bay’s strongest housing markets while still enjoying premium amenities.

During the past two years, one bedroom homes have sold from approximately $325,000 to $600,000, depending on condition, location, and market timing. Most closed between the mid $300,000s and upper $400,000s, although an exceptional upper floor residence reached $600,000 during the stronger market conditions of 2024. Price per square foot ranged from approximately $387 to over $714, illustrating how much buyers will pay for upgraded homes with desirable locations.

The two bedroom floor plans make up the majority of the community and remain the most popular among buyers. These homes generally range from approximately 965 square feet to nearly 1,400 square feet, depending upon the model. Buyers appreciate having a dedicated guest room, home office, or additional living space while still maintaining a manageable property.

The sales history demonstrates just how active this segment of the market has been. Over the past two years, two bedroom homes have regularly sold from the mid $600,000s into the upper $700,000s, with several larger models reaching or exceeding $800,000. Most buyers searching in Dublin Ranch ultimately spend much of their time comparing these homes because they offer an attractive balance between size and price.

Three bedroom homes rarely remain available for long. They appeal to growing families, buyers relocating from smaller condominiums, and homeowners who want additional space without maintaining a detached house. Recent sales ranged from approximately $740,000 to $835,000, depending upon location and upgrades. Because these floor plans are less common, competition can become fairly strong whenever one becomes available.

Looking at the community as a whole provides an excellent picture of market demand. During the last two years, forty homes changed hands within The Terraces. Sale prices ranged from $325,369 to $858,000. The average sale price measured approximately $668,000 while the median sale price came in at $689,000. Buyers paid an average of approximately $585 per square foot across all floor plans, although individual homes ranged from roughly $387 to more than $714 per square foot based upon size, condition, location, and updates. Forty closed sales in just two years represent healthy turnover for a community of this size and demonstrate continued buyer demand.

One trend worth noting is the difference in price per square foot between smaller and larger homes. One bedroom residences often command the highest price per square foot because they represent the lowest entry point into the community. Larger homes generally sell for a lower price per square foot while still commanding substantially higher overall purchase prices. Buyers sometimes focus too heavily on price per square foot without considering that larger homes naturally trade differently than smaller units.

Location remains one of The Terraces’ biggest competitive advantages.

Emerald Glen Park is only minutes away and has become one of Dublin’s signature recreational destinations. The park features athletic fields, walking trails, picnic areas, playgrounds, and The Wave, one of the East Bay’s most popular aquatic centers during the summer months. Fallon Sports Park offers additional recreation nearby, giving residents excellent opportunities to stay active without traveling across town.

Shopping is equally convenient. Persimmon Place continues to expand with restaurants, retail stores, grocery shopping, fitness facilities, and entertainment options. Hacienda Crossings remains one of the Tri Valley’s primary shopping destinations with restaurants, movie theaters, coffee shops, and national retailers. Whether someone needs everyday necessities or a night out, most destinations are only a few minutes away.

For commuters, few East Bay locations are as convenient as Dublin Ranch. Interstate 580 provides direct access toward Livermore and the Central Valley while Interstate 680 connects quickly with Walnut Creek, Pleasanton, San Ramon, and Silicon Valley. Dublin Pleasanton BART remains one of the busiest stations in the East Bay, offering commuters an alternative to driving into Oakland or San Francisco.

Another reason buyers continue choosing The Terraces is Dublin Unified School District. Strong public schools have helped support housing values throughout Dublin for years, and many families specifically target Dublin Ranch because of the district’s reputation. Even buyers without school age children often recognize that strong schools contribute to long term property demand.

From an investment perspective, The Terraces has several characteristics that tend to support long term value. New condominium construction within Dublin remains relatively limited, the city’s employment base continues to grow, and the Tri Valley has become one of the Bay Area’s most desirable places to live. Communities that combine excellent amenities, convenient transportation, quality schools, and established neighborhoods typically remain among the strongest performers over time.

Having worked throughout the East Bay condominium market, I think one of The Terraces’ greatest strengths is that it has aged gracefully. Some developments lose appeal as they get older, but this community continues to compete well against much newer construction because the location, floor plans, and amenities remain highly relevant to today’s buyers. That is not something every condominium community can claim.
