Palomares Hills is one of Castro Valley’s premier planned communities, offering a unique mix of townhomes, condominiums and detached single-family homes in a scenic hillside setting. Developed primarily between the mid-1980s and early 2000s, the neighborhood has become popular with buyers looking for more space, community amenities and a quieter residential environment while remaining just minutes from Interstate 580, Castro Valley BART and downtown Castro Valley.
Unlike many East Bay developments that consist of one style of home, Palomares Hills offers a variety of floor plans ranging from approximately 1,280-square-foot two-bedroom townhomes to spacious four-bedroom homes exceeding 2,300 square feet. This diversity creates a wide range of price points, making the community attractive to first-time buyers, growing families and those looking to move into a larger home without leaving Castro Valley.
Residents enjoy several neighborhood amenities including swimming pools, spas, tennis courts, pickleball courts, clubhouse facilities, greenbelts and walking paths. Palomares Hills Park offers additional recreational opportunities with sports fields, picnic areas and playgrounds. The combination of well-maintained common areas and hillside surroundings gives the neighborhood a private, established feel that continues to attract buyers.

One of the strengths of Palomares Hills is its location. While the community feels tucked away from busy streets, shopping, restaurants, BART and major commuter routes are all within a short drive. Buyers often appreciate the balance between convenience and a quieter residential setting.

Market Analysis
The recent sales illustrate that Palomares Hills really consists of several smaller neighborhoods within one master-planned community. The two-bedroom homes generally sold between $820,000 and $975,000, making them one of the more affordable entry points into Castro Valley homeownership. Many of these homes offer attached garages and generous floor plans compared to a typical condominium.

Three-bedroom homes showed a wider price range, largely depending on age, condition and location within the development. Most sold between $1.15 million and $1.29 million, with the newer Buren Place homes consistently commanding premium prices.
The largest four-bedroom homes continued to perform exceptionally well. Several homes on Lyndon Loop, Longmont Loop and Buren Place sold for $1.25 million to nearly $1.5 million, demonstrating continued demand for larger homes in the community despite higher interest rates.
Overall, Palomares Hills remains one of Castro Valley’s strongest residential communities. Buyers are attracted by the variety of home styles, neighborhood amenities and convenient location, while sellers continue to benefit from limited inventory and steady demand. Because values vary considerably depending on the section of the neighborhood, recent comparable sales within the same floor plan and subdivision are often far more meaningful than the community-wide average when determining market value.
