Market Analysis

The recent sales illustrate that Palomares Hills really consists of several smaller neighborhoods within one master-planned community. The two-bedroom homes generally sold between $820,000 and $975,000, making them one of the more affordable entry points into Castro Valley homeownership. Many of these homes offer attached garages and generous floor plans compared to a typical condominium.

Three-bedroom homes showed a wider price range, largely depending on age, condition and location within the development. Most sold between $1.15 million and $1.29 million, with the newer Buren Place homes consistently commanding premium prices.

The largest four-bedroom homes continued to perform exceptionally well. Several homes on Lyndon Loop, Longmont Loop and Buren Place sold for $1.25 million to nearly $1.5 million, demonstrating continued demand for larger homes in the community despite higher interest rates.

Overall, Palomares Hills remains one of Castro Valley’s strongest residential communities. Buyers are attracted by the variety of home styles, neighborhood amenities and convenient location, while sellers continue to benefit from limited inventory and steady demand. Because values vary considerably depending on the section of the neighborhood, recent comparable sales within the same floor plan and subdivision are often far more meaningful than the community-wide average when determining market value.
