
For buyers who need more than a typical condominium, Concord has quietly become one of the best places in the East Bay to find spacious three and four-bedroom townhomes. While neighboring cities such as Walnut Creek, Pleasant Hill, Lafayette, and Danville often command significantly higher prices, Concord continues to offer larger floor plans, attached garages, private outdoor space, and family-friendly communities at prices that remain surprisingly attainable. Whether you’re moving up from your first home, relocating from another part of the Bay Area, or simply looking for more square footage without the maintenance of a detached home, Concord deserves a close look.
The numbers tell the story. During the past two years, 92 three and four-bedroom condominiums and townhomes sold throughout Concord. Sale prices ranged from $310,000 to $781,000, with an average sales price of $565,650 and a median price of $564,500. The average home offered approximately 1,367 square feet and sold for about $414 per square foot, illustrating the value buyers continue to find in Concord’s attached housing market.

One reason Concord remains so popular is the incredible variety of townhome communities available. Instead of one dominant development, buyers can choose from dozens of established neighborhoods, each offering different floor plans, HOA amenities, architectural styles, and price points. That variety allows buyers to find a community that fits both their lifestyle and budget rather than settling for whatever inventory happens to be available.
Park Plaza, located on Saint James Parkway, continues to stand out as one of Concord’s premier family-oriented townhome communities. Larger three and four-bedroom floor plans, attached two-car garages, generous living spaces, and private patios give these homes much of the feel of a detached residence while still providing the convenience of HOA-managed exterior maintenance. During the past two years, homes generally sold between approximately $625,000 and $660,000, reflecting continued demand for this highly desirable neighborhood. Its central location provides convenient access to BART, shopping, downtown Concord, and major commute routes, making Park Plaza one of the strongest choices for buyers seeking both space and long-term value. Park Plaza has relatively low HOA’s in comparison to the competition. At the time of my last listing in this development, purchases had to be owner occupied.
Cherrywood has also become one of Concord’s top-performing townhome communities. Recent sales ranged from approximately $503,000 to as much as $760,000, with several homes selling for well over $500 per square foot. Larger floor plans, attached garages, attractive landscaping, and updated interiors continue to make Cherrywood one of the city’s most sought-after neighborhoods. Buyers consistently recognize the value of homes that offer generous living space in a well-maintained community.
Roundtree remains one of Concord’s most recognizable townhome communities and continues to attract buyers looking for mature landscaping and established neighborhoods. Recent three and four-bedroom sales generally ranged from approximately $448,000 to more than $530,000. Homes featuring remodeled kitchens, updated flooring, and renovated bathrooms consistently outperformed similar properties in original condition, reinforcing the value of thoughtful interior improvements.

Northwood continues to provide some of Concord’s strongest value for buyers looking to maximize space while keeping monthly housing costs manageable. Recent sales generally ranged from approximately $417,000 to $480,000. Functional floor plans, community amenities, and convenient access to schools, shopping, and transportation continue to make Northwood a favorite among first-time buyers and growing families.
Pine Creek remains another highly desirable option. Recent three-bedroom townhomes generally sold between approximately $445,000 and $520,000. Buyers appreciate the spacious layouts, mature trees, and quiet residential setting, while updated homes continue to command premium pricing over original-condition properties.
Other communities contributing to Concord’s active townhome market include Turtle Creek, Hidden Creek, Colony Park, Diablo Creek, Newhall Village, Montego Village, Park Highlands, Dana Estates, Live Oak, Trailside, Jefferson Lane, Oak Glen, The Colony, and several smaller developments throughout the city. Each neighborhood offers its own personality, HOA structure, and price range, giving buyers an impressive selection that few East Bay cities can match.
One trend becomes very clear after reviewing recent sales. Buyers continue to place a premium on homes that are move-in ready. Updated kitchens with quartz countertops, luxury vinyl plank flooring, recessed lighting, remodeled bathrooms, dual-pane windows, and fresh interior paint consistently help homes sell faster and for higher prices. At the same time, original-condition townhomes often provide outstanding opportunities for buyers willing to renovate and build equity over time.
Another advantage of purchasing a townhome instead of a detached home is maintenance. Most homeowners associations maintain the roofs, exterior paint, landscaping, common areas, and many structural components of the community. That allows owners to focus their remodeling budget on interior improvements rather than expensive foundation repairs, roof replacement, or major exterior maintenance. For many buyers, particularly those with busy schedules, that lower-maintenance lifestyle is one of the biggest advantages of townhome ownership.
HOA dues naturally vary from community to community, but the monthly payment tells only part of the story. Buyers should carefully review what those dues actually provide. Some associations include pools, greenbelts, water, garbage, exterior insurance, roof replacement, and professional management, while others offer fewer amenities with lower monthly assessments. Just as important is the financial health of the association itself. Reserve funding, pending special assessments, insurance coverage, owner occupancy rates, and long-term maintenance planning can all affect both ownership costs and future resale value.
Concord’s location also continues to drive buyer demand. Many townhome communities are located within minutes of BART stations, Interstate 680, Highway 242, and Highway 4, making commuting throughout the Bay Area relatively convenient. Buyers also appreciate proximity to Todos Santos Plaza, downtown restaurants, shopping, Newhall Community Park, Lime Ridge Open Space, and Mount Diablo recreation areas.
For buyers searching specifically for larger attached homes, Concord remains one of the best values in Contra Costa County. In many neighboring cities, a budget between $550,000 and $650,000 may only purchase a smaller condominium. In Concord, that same budget can often buy a spacious three or four-bedroom townhome with an attached garage, private patio, community amenities, and enough living space to comfortably accommodate a growing family.

Understanding why one Park Plaza home commands a premium over another, or why Cherrywood consistently performs at the upper end of the market, requires much more than simply reviewing citywide statistics.
