For buyers seeking modern floorplans, energy-efficient construction, and lower maintenance living, the next two years may represent the best opportunity to purchase a newly built home in San Ramon.

The largest and most significant new home development currently underway is City Village, located near City Center Bishop Ranch.

Developed by SummerHill Homes, City Village is planned as a 404-home community consisting of detached homes, townhomes, and row homes. The development also includes parks, walking paths, open space, and direct access to shopping, restaurants, and entertainment at City Center. Current offerings include three distinct product types:

• The Towns – attached townhomes
• The Rows – detached row homes
• The Courts – single-family detached residences

Home sizes generally range from approximately 1,700 square feet to over 3,000 square feet depending on floorplan selection. Prices currently begin around the low $1 million range and extend significantly higher for larger detached homes.

City Village is expected to remain one of the primary sources of new home inventory in San Ramon through 2026 and likely into portions of 2027 as remaining phases are released.

Deerwood Heights

Another notable project expected to generate significant buyer interest is Deerwood Heights by Trumark Homes.

Located near Deerwood Road, Deerwood Heights features contemporary three-story townhomes with open floorplans, attached garages, and modern finishes. Floorplans range from approximately 1,400 to 2,000 square feet and are designed to appeal to both first-time buyers and move-up purchasers seeking low-maintenance living.

The community is expected to begin major sales activity during 2026 and offers a rare opportunity for buyers looking for newly constructed townhomes within San Ramon city limits.

Aria: Planned for 2027

One of the most anticipated future projects is Aria, a planned 57-unit townhome community near Deerwood Road.

Because of San Ramon’s limited supply of developable land, projects of this size are relatively uncommon. Buyers who miss current opportunities at City Village or Deerwood Heights may find Aria to be one of the next significant new-home releases in the city.

Affordable Housing Expansion at Bishop Ranch

While not intended for the traditional market-rate homebuyer, San Ramon has also approved a major affordable housing initiative at Bishop Ranch.

The project is expected to bring approximately 200 affordable housing units to the city, representing one of the largest affordable housing efforts in San Ramon history. Although these homes will not be available through the conventional resale market, the development reflects the city’s broader efforts to expand housing opportunities and increase residential inventory.

Additional Housing Projects Under Review

San Ramon continues to review additional residential proposals. One of the most recent applications is the Canyon Place Residential Development, a mixed-use residential project currently moving through the city’s planning process.

As these projects advance through entitlement and construction phases, buyers may see additional opportunities emerge beyond the currently active communities.
